Our Involvement
The clinic hosts over 300 consultant specialists who are available for private consultation and private appointments six days a week.
The extension was required to allow the clinic to continue to expand and develop their services by providing additional consultation rooms, new labs and a new physiotherapy suite.
Some of the issues encountered during the process included the site location in a Local Landscape Policy Area (LLPA) and which also contained several Tree Preservation order (TPO) trees. The siting and scale of the extension had to take cognisance of this designation and protected trees.
- There are two listed buildings in close proximity to the proposed extension, one within the site boundary and one outside. The potential impact of the extension upon the setting of these listed buildings had to be carefully considered.
- The site also directly abutted the Malone Conservation Area and the extension had the potential to impact upon the setting and character of this Conservation Area.
We were engaged by the client to advise on a range of complex planning issues and assist with the design development for the extension. We lead the Pre-Application Discussion process with the planning authority and key statutory consultees, where broad agreement was reached in relation to the key issue of the nearby Conservation Area and listed buildings.
We also advised on potential impacts upon the trees and features of the LLPA, to ensure that the application was compliant with relevant policy requirements. A Supporting Planning Statement was also produced that accompanied the submission of the planning application and demonstrated how the proposal fully complied with all policy requirements.
